weathered windshield seal ( dry, loose & cracked)

This car was previously my moms that she bought brand new. She always parked it in her garage and never noticed it leaking whenever it started. When I bought it from her 2 years ago I noticed the problem the first bad rain we had. The passenger side floor was soaked all the way to the back seat floor and there was water in the pillar above passenger side door and all the way back to the seat belt. I first thought it was the drain tubes for the sunroof but that didn't solve the problem. Now my car smells like f*cking mildew and I'll probably have to replace all the padding to get rid of the smell.
